Is the 80% rate annualized?

The 80% is for the duration of the project and is an absolute return. We expect the project to be completed in 36 months, equal to an annual compounding return or IRR of 21.5%

Who Owns the Property?

929 High Street Armadale Pty Ltd will be the legal owner of the land throughout the development and until property purchasers settle on the new properties at completion.

What happens if the project takes longer than 36 months?

The Development Team have put together a realistic timeline with a contingency for extra time allowed for. Should the project take longer to complete the return to investors is still 80% and the IRR will reduce according to the additional time.

Can I get my money back earlier or before the project completes?

We cannot offer you liquidity before the project completes. If you do want to sell your shares prior to completion and you find a buyer we will help facilitate the transfer of your shares.
We suggest you plan for the funds to be invested for the life of the project.

Are there any fees associated with the investment?

The 80% return is net of all costs, which means there are no fees for you to invest in the project.

If you invest $100,000, your expected return would be $80,000 and you should be paid back $100,000 + $80,000 = $180,000 on completion of this project.
You may have to pay taxes to the ATO and we suggest you consult your accountant or financial planner to clarify your tax position.
